Why Do I need Title Insurance?

the purchase your home. Having
Title Insurance protects against
financial loss, in the event
problems develop regarding the
rights to ownership in your
property. There may be defects
that are hidden and even the
most careful title search will
not reveal. Title Insurance
also pays the cost of defending
against any covered claims.
If the Lender requires Title Insurance, doesn't that
protect me?

Not always. There are two type of title insurance: 1)
Lender's Policy, which insures
that your lender has a valid
lien on the property and 2) an
Owner's Policy, which protects
your interest in the property.
What is a Closing?

The final procedure in which documents are signed
and/or recorded, and the sale or
loan is completed.
