Why Do I need Title Insurance?

  • One of the largest investments you will ever make is the purchase your home.  Having Title Insurance protects against financial loss, in the event problems develop regarding the rights to ownership in your property.  There may be defects that are hidden and even the most careful title search will not reveal.  Title Insurance also pays the cost of defending against any covered claims.

If the Lender requires Title Insurance, doesn't that protect me?

  • Not always.  There are two type of title insurance: 1) Lender's Policy, which insures that your lender has a valid lien on the property and 2) an Owner's Policy, which protects your interest in the property.

What is a Closing?

  • The final procedure in which documents are signed and/or recorded, and the sale or loan is completed.

Can Integrity First Title handle my Closing?

  • Yes.  At Integrity First Title, we will do what it takes to close your loan.

As a buyer, what do I need to bring to Closing?

  • Photo identification - passport, driver's license, or state-issued identification card
  • Proof of insurance
  • Cashier's check (s) for payment

As a seller, what do I need to bring to Closing?

  • Photo identification - passport, driver's license, or state-issued identification card
Proof of satisfaction of any liens or judgments
